THE PROCESS:

Step one in kicking off your home-buying journey is learning “where you are at” as home price, down payment, monthly mortgage payment, and qualifications for special programs/grants!
Chelsea will craft personal home-buying numbers for you to kick off your journey!

When the numbers “feel good” & you’re ready to kick off your home-search, Chelsea will work with you to get a confirmed & vetted “Pre-Approval” Letter which will allow you to put in an offer on your dream home with confidence!
This pre-approval letter will be what allows you to navigate the homes on the market with confidence that you know what your down payment is - and what the monthly payments look like within a price range!

With a clear idea in mind as far as home price, you can officially kick off the home search process with Ariana!
Once you find a home that checks your boxes, you’ll work together to put in an offer on your new home!
Ariana will also help you navigate the “negotiations” that come along with putting in an offer!

Once you & the seller come to an agreement & the contract is executed - we will enter our Due Diligence period!
During this time-frame, Ariana & Chelsea will step in as a team to prep you for your purchase!
Ariana will:
Order all necessary inspections & review those reports with you!
Navigate asking for repairs/credits from the seller based on the reports!
Chelsea will:
Order the home appraisal
Work with her internal processing & underwriting team to get all necessary financial documentation for loan approval
Our goal during this period is to ensure that the home is safe & ready to move into - and that you are financially “cleared” to purchase the home!

Once we get through the due diligence period - our goal is to get everything finalized & ready for closing!
Chelsea can officially issue a “CLEAR TO CLOSE” once her team has received the appraisal information, title work from the attorney, and all credit items have been received/documented!
NOTE: Chelsea’s team will do a FINAL soft credit pull 5 days prior to closing & will do a final verification of employment!
Final closing disclosures [information about your home loan] will be sent to you within 5 days of closing!

On your actual closing day, you will go to the Closing Attorney’s office to WET SIGN your final paperwork!
Once the attorney has been able to record the title & paperwork with the county - you will officially receive the keys to your new home.
